About the role

The role of Director-Technical is to – plan end to end projects in construction and infrastructure maintenance in CV, Offices and educational institutes. This will include defining the SOW, definition of BOQs,

Responsibilities:

1. Construction/Repair/ Maintenance work

  • Identifying repairs required, Budgeting and execution of necessary repair and maintenance.
  • New construction, proposal preparation and approval.
  • Development of Specifications for the approved work, work out the quantities,
  • Design finalization, development of estimation and development of tender. Development of specifications, work out the quantities, and Tendering process and vendor selection. issuing of work order, leading to preparation of Agreement. Execution of work.
  • Preparation of Bill of Quantity (BOQ).
  • Analysis of quotations, negotiations, recommendation for work and work allotment.
  • Follow-up & interaction with Vendor and Village administration for the execution of work and quality control.
  • Bill checking, payment recommendation etc.
  • Liasioning with the local authority, obtaining of approvals.
  • Follow-up /coordination among all stake holders, certification of payment.
  • Development and submission of construction proposals for funding.
  • Renovation/extension proposals to the International Office, as per the need and guidelines.
  • Emergency repair maintenance work/as per the requirement

2. Property related works/ Property management

  • compilation of the organisation property.
  • Liasioning follow-up, development of the papers for completion of the short fall of necessary documents of different properties for ownership.
  • Proposal for renting out the vacant properties and utilization of unused properties.
    proposal for sell out of the vacant properties and follow up.
  • Renewal of leased properties and statutory compliances

3. Legal matters:

  • Ensuring closure on legal cases on property areas with coordination with legal team

4. Preventive Maintenance and safety, security related work:

  • Development of maintenance guidelines
  • Guidelines for periodic/preventive maintenance.
  • Liasioning with external consultant for safety audit, training and roll out for safety
  • Execution of identified preventive maintenance.

5. Optimisation of project operational expenses like reduction in electrical expenditure & property tax

6. Support to other department on need basis. Coordination and presentation of issues for approvals from Project Committee.

7. Visits /travelling to the projects

  • Visiting the projects either for maintenance/constructional requirements or any specific requirements as per need (min 2 times in a month)

Qualification & Skills

  • B.Tech in Civil Engineering with minimum 10 years experience
  • Solid analytical, problem solving and decision-making skills
  • Strong leadership, people and networking skills
  • Excellent English skills, oral and written
  • Computer skills a must
  • Preparation of BOQ, Surveying, knowledge of Delhi schedule of rates (DSR Capital), contract
  • management, Billing, Deviation statements etc.
